Expert Property Buying Agents with Finance & Tax Expertise

Trust and professionalism are expected of all buying agents in Ireland. While the Bank of Ireland recognises estate agents as providing a wealth of information to buyers, all property service providers should be PSRA-licensed and adhere to all relevant laws and regulations pertaining to buying, selling, or letting land in Ireland. This is important not only for regulatory compliance but also to adhere to financial and tax obligations.

Long & Co’s buying agents such as Thomas Glavey are PRSA (A-D) licensed and have the expertise to guide you through mortgage solutions and property investment strategies, tax compliance, and navigating various Irish laws and regulations on behalf of our clients to ensure a smooth handover.

As Galway estate agents, we have a thorough understanding of local market trends, property values, and insights that can help you feel confident in your purchase. Take advantage of our finance and tax expertise when purchasing a property as a resident or citizen of Ireland or from overseas.

Viewings and Real-Time Feedback

We handle all property viewings on your behalf, offering:

  • Organising in-person viewings at properties in Tuam, Galway, or elsewhere in Ireland so that clients can see and experience the property for themselves.
  • Remote viewings & video recordings of properties to provide to overseas clients to get a realistic and fuller understanding of the property layout and features.
  • Arranging for formal offers or expressions of interest to be submitted to the seller on behalf of the buyer.
  • Negotiating and bidding with the seller for a fair market price, within the budget of the buyer and taking into account mortgages.
  • Scheduling pre-purchase inspections with the seller’s consent so that the entire property can be surveyed professionally for any necessary or desired remedial works, faults or defects.

Viewings allow us to get a better understanding of your needs and preferences whilst also making the process of buying a home simpler. Whether you’re located in Ireland or purchasing from overseas, our team will keep you updated through every step of the process.

  • Is it worth using a buyer's agent?
  • Yes, the Bank of Ireland considers buyer’s agents as a “wealth of information” for prospective property buyers. For most individuals, purchasing property in Ireland is amongst the largest single investments made in a lifetime, so carefully choosing a buying agent in Tuam or Galway can make the process much more straightforward and less time-consuming and stressful.

  • Should a buyer and seller have the same agent?
  • A buyer and seller may have the same agent, also referred to as dual agency, although this is not generally recommended. Dual agency is legally permitted and regulated in Ireland. Many extra steps need to be taken if the buyer and seller share the same agent. Conflicts of interest, impartiality, and full disclosure all become much more important to address when both the buyer and seller use the same agent.

  • What does a buyer’s agent do?
  • As the name implies, a buyer’s agent is an individual who manages the purchase of a property on behalf of a prospective buyer, i.e. the agent’s client. Their duties typically include conducting searches for suitable properties, evaluating them, arranging for viewings, bidding and negotiating with sellers, arranging for conveyancing, managing financial considerations and tax obligations, and finalising the sale with the seller.
