About
Kilbeagh Village is a peaceful little community directly connected to the L1331 country road & Chapel St, one of the main thoroughfares running through Charlestown, Co Mayo. The property is located in a quiet, family-friendly residential neighbourhood just 200m away from the main road and 300m from the main intersection of Main St (N17) & Chapel St.
It’s just a short hop and a jump to all of the town’s popular amenities, including National and Secondary schools, GAA & soccer facilities, pubs, shops, a local church, playground, swimming pool, and much more. The prime location makes it a great residence for commuting to nearby communities such as Sligo, Castlebar, and Galway.
It’s a cosy but quite spacious (111m²) starter home consisting of four bedrooms with a master ensuite and family bathroom, a welcoming entrance hall, sitting room, kitchen and dining area, and a guest toilet. Parking is available in the front, whilst the rear features a garden with patio and deck area. It has a C1 Building Energy Rating.
What We Did
Our team listed the property at an initial price of €235,000. We encouraged viewings from 12 July 2025 and received multiple enquiries upon listing it. By 1 August 2025 the final sale was agreed upon for €232,000, the best price achieved in this particular estate for a 4-bedroom semi-detached property. The sale was closed on 25 September 2025.
We felt that the property was a naturally attractive one because of its excellent location and its condition, which appealed to both first-time prospective homebuyers and investors alike. Consequently, we leveraged our in-depth knowledge of the local market in Co Mayo, knowing full well that the property would attract a great deal of interest in a short time.
The Result
We’re delighted that we were able to find a suitable buyer for this lovely home not only in less than a month but also to have done so for a great price. Compared to other properties within the estate, it’s the best price achieved by a fairly significant margin. While some smaller units previously sold for as low as around €84,000, others have sold for around €208,000 and the average is around €192,000 within this estate.
Overall, we’re happy for both the seller and new owner. While it took a little longer than anticipated to arrange the conveyancing and finalise the transaction, the short sale time and fair selling price were, we believe, quite worth it for this property and we’re confident it will make for a great investment for the buyer.
