The property is a plot of vacant land located in Parkgarve, a restricted planning area located about 3km directly south of Ballyglunin, which itself is around 10km south of Tuam, Co Galway. Nearby amenities include the Annagh Hill National School, Glaregalway Castle (15 minutes’ drive), and the area is predominantly inhabited by young families. The property is fronted by the R347 country road and it’s only half a kilometre to the nearest interchange with the M17 motorway, making it great for commuters going up to Tuam or south to head towards Galway City, Limerick, or Dublin. 

As a prime serviced development site, it features all essential services for future development, including a septic tank, mains water supply, and electrical connection on-site. The property is 0.84 acres (approx. 0.34 ha) large and surrounded by several other undeveloped and a few developed plots of land. It is shown on Folio GY54831. 

The Local Authority designated the property as part of a restricted planning area, and planning permission is required. Applicants must demonstrate Housing Need and connectivity with the area. 

What We Did 

Our team listed the property and quickly attracted numerous prospective buyers, with an agreed sale made on 21 July 2025 for €82,500. Certainly, the lack of a structure makes this property uniquely appealing to specific types of clients, but what made this particular property sale challenging was that it is located within a restricted planning area and its sale was subject to certain conditions. 

Given the strong demand for properties all across Ireland in recent years, it didn’t come as much of a surprise that the great location and huge potential for development made this property a great investment, and we’re confident the buyer will be pleased with it. 

The Result 

We reached a sale agreement on 21 July 2025 for €82,500 and closed the sale on 8 October 2025. Keep in mind that this is just for a 0.84-acre plot of land, with services on-site but lacking any development. Properties located nearby in Ballyglunin (including land + structure) have historically sold for as low as €140,000 and as high as €525,000 in the past few years. For reference, the average property sale price in Tuam is around €263,000 and rising rapidly.

Due to the conditions of sale, namely that it was subject to receiving Planning Permission from the Local Authority, the conveyancing process took a few months. Nevertheless, we’re satisfied that we were able to finalise the transaction and to give the seller a higher than anticipated price whilst giving the buyer a beautiful plot of land perfect for development.
